01 / HOW THIS WORKS

How whole-home electrical inspection works.

All safety inspection scope

Service entrance, panel, grounding, sampled outlets, written report with severity ratings and NEC citations. The safety inspection is the foundation and the whole-home inspection adds to it. See the safety inspection page for the baseline scope.

Thermal imaging assessment

Fluke thermal imager scan on the panel under typical evening load to identify hot terminations. Additional thermal scans on key high-load circuits at the device or fixture (HVAC compressor, water heater, range, dryer). Hot terminations get torqued or rewired in a follow-up correction scope (separate quote). The thermal scan is a non-contact way to find connection failures before they become outage events.

Insulation resistance testing

Random sampling of 20 to 30 branch circuits tested with a Fluke 1587 insulation resistance tester at 500V or 1000V test voltage. Readings above 100 megohms indicate sound insulation. Readings below 10 megohms indicate failing insulation that is likely to develop into a ground fault or arc fault failure within 18 to 36 months. Readings between are flagged for retest in the next inspection.

Complete panel labeling

Every circuit traced and labeled, not just the unlabeled or mislabeled ones. The label uses the room and the devices on the circuit (Living Room outlets, Kitchen refrigerator, Master bath GFCI, etc.). Labels are typed and adhesive (no handwritten markings) on a fresh circuit index. The labeling alone is a significant value if the existing panel is poorly or incorrectly labeled.

Sub-panel and detached structure

Any sub-panels in the home (workshop, garage, addition) inspected with the same scope as the main panel. Detached structures (shed, barn, mother-in-law unit) with their own electrical service inspected as separate panels. Feeder cable from the main to the sub-panel verified for sizing per NEC 215. Ground integrity at sub-panels verified per NEC 250.32 for separate building grounding.

Most whole-home electrical inspection calls in SWLA come up while a homeowner is already planning something else: a remodel, a generator install before the next hurricane season, an EV charger in the carport, or sizing the service to handle a new addition. Walking the property early keeps the sequencing clean. Get us in before the drywall closes and you avoid a rip-out. Get us in before you sign with the GC and you avoid a scope fight. Even if the install is still six months out, a planning walk is welcome.

What we walk on the first visit

We pull the panel cover, check the age and brand (Federal Pacific Stab-Lok and Zinsco still show up around Lake Charles often enough), look at breaker space and conduit access, and crawl the attic or pier space if the run goes that way. Insulation resistance test methodology

The Fluke 1587 tester applies a DC test voltage (typically 500V or 1000V for residential branch circuits) between the circuit conductors and ground, then measures the resistance through the insulation. Sound modern insulation reads above 100 megohms. Degraded insulation reads progressively lower. Below 10 megohms typically indicates failure is imminent. Below 1 megohm is active leakage. We record the reading per circuit and include the readings in the report.

What we do with thermal images

The thermal images are included in the report at the locations where hot spots were found. Each hot spot has the thermal image, the location description, the reference temperature versus the surrounding bus or terminations, and a recommendation. Hot terminations are often correctable on a follow-up visit (torque check and rework). Hot bus or hot breakers usually indicate panel-level concerns that need broader scope.

Circuit mapping methodology

We turn each breaker off in sequence and walk through the house identifying which devices and fixtures lose power. The breaker labeling is updated in real time with the rooms and devices covered. The completed labeling is a typed adhesive label set on a clean circuit index card. The mapping alone is significant value if the existing panel is poorly or incorrectly labeled.
